An Altadena rebuild includes design and engineering, permitting, construction, and closeout. Each phase needs its own preliminary planning range; an early timeline is not a guaranteed schedule or move-in date.

Quick answer

The 18–30-month overall range discussed below is a preliminary planning example, not a guaranteed schedule. Design and engineering, permitting, construction, and closeout should be assessed separately for the property. Site complexity, decisions, review cycles, utilities, procurement, and funding can change the duration.

In this blog, we break the Altadena rebuild timeline into its five phases, discuss preliminary planning ranges for each, explain what stretches a schedule, and cover how design-build can support early coordination.

Early cost and timeline ranges are preliminary planning tools, not quotes or guaranteed schedules. Design and engineering, permitting, and construction are separate phases with different requirements and dependencies.

Insurance coverage and settlement amounts must be confirmed with the insurer and appropriate advisers. Permit approval and fee-waiver eligibility are determined by the relevant authorities. Moūnte Studio does not promise coverage, approval, fee waivers, or a move-in date.

The Altadena Rebuild Timeline at a Glance

For preliminary planning only, the example below allows 18–30 months overall, including an illustrative 8–12-month construction phase. These figures are not commitments and should be replaced with project-specific assumptions.

These ranges do not establish current County review times. Confirm agency requirements and review expectations for the specific property before relying on a schedule.

Final inspections and closeout

1 to 2 months

Total

18 to 30 months

Two notes on reading this:

Phases overlap in practice, so the total isn't always a straight sum. And the single widest variable isn't your build, it's county review volume, which is why the permitting range is nearly as wide as construction.

Phase One: Design and Planning (4 - 6 Months)

The 4–6-month design range is a preliminary planning example. Scope, site investigations, consultant availability, and homeowner decisions affect this phase.

Some families want the house they lost back as closely as possible. Others treat the rebuild as the chance to fix everything that never worked. Both are valid, and they run different schedules: a close recreation of the original footprint moves faster through both design and county review than a substantially new house.

What actually happens in those months:

Site Evaluation:
Lot conditions, slope, utility status, setbacks, what the parcel will and won't allow.

Architectural Design:
Concept through construction documents, usually across three or four rounds of revision.

Interior Layout & Material Selections:
The phase homeowners underestimate most, because there are hundreds of decisions and each one waits on the last.

Budget Alignment:
Running cost against the drawings as they develop, not after they're finished.

Decisions made here are cheap. The same decision made during framing is expensive and slow. That's the entire argument for not rushing this phase.

Phase Two: Engineering and Pre-Construction (2 - 3 Months)

The 2–3-month engineering and preconstruction range is preliminary; some work may overlap design depending on the project.

Structural engineers produce the calculations and drawings that back up the architecture. Depending on your lot, you may also need consultants for grading, drainage, soils, or Title 24 energy compliance. Hillside parcels almost always need more of this than flat lots, and that's the most common reason a schedule runs long before a permit is ever filed.

Meanwhile, the construction side gets ready:

Final budgeting and the move from preliminary numbers to a contract price

Trade partner coordination and bidding

Long-lead material procurement

Site logistics and access planning

That third item deserves attention. Specialty windows, steel doors, and custom cabinetry can run four to six months on their own. Ordering them during pre-construction instead of during framing is often the difference between finishing on schedule and waiting.

Phase Three: County Review and Permitting (3 - 7 Months)

The 3–7-month permitting range is an illustrative planning allowance, not a statement of current review times or a promise of approval. Agency workload, required studies, and revision cycles may extend this phase.

Altadena is unincorporated Los Angeles County, so your plans go to county departments rather than a city building office. You're submitting architectural drawings, structural calculations, energy compliance documentation, and grading or drainage plans where the lot requires them.

Three things move this number:

How closely you follow the original footprint:
A rebuild that stays inside the previous envelope reviews faster than one that changes massing, height, or setbacks.

Permit volume across the fire area:
Thousands of households are submitting at once, and review capacity is finite.

How complete your submittal is:
Incomplete packages come back with comments, and every round trip costs weeks.

That last one is the only one you control, and it's worth controlling. A complete, well-coordinated package that anticipates reviewer questions is the single best schedule investment you can make.

Review isn't an obstacle, for what it's worth. It's the process confirming your new house meets current seismic, energy, and wildfire-hardening standards, which is a meaningful part of why the rebuilt home will outperform the one that burned.

Phase Four: Construction (8 - 12 Months)

The 8–12-month construction range is a preliminary example after permits and other start requirements are in place. Complexity, site conditions, procurement, utilities, inspections, and changes may require more time. The subphase ranges below are preliminary examples as well.

Site prep and foundation (2 to 3 months):
Grading, utility verification, site access, excavation, reinforcing steel, concrete, inspections, and cure time.

Framing and dry-in (2 to 3 months):
This is when the house stops being abstract. Walls go up, then roofing, windows, and sheathing make it weather-tight. Most homeowners find this the most satisfying stretch of the whole project.

Mechanical rough-in (1 to 2 months):
Electrical, plumbing, HVAC, and fire sprinklers where required, all installed and inspected before insulation and drywall close the walls.

Interior finishes (3 to 4 months):
Cabinetry, flooring, tile, trim, paint, countertops, lighting, and plumbing fixtures. This is the longest finish stretch and the one most affected by how early your selections were locked.

Phase Five: Final Inspections and Closeout (1 - 2 Months)

The 1–2-month closeout range is preliminary. Final inspections, corrections, utility readiness, and any required occupancy authorization depend on the project and relevant authorities; a move-in date is not guaranteed.

Final inspections, the punch list, your walkthrough, and the handoff of manuals and warranty documentation. Moūnte Studio returns at eleven months for a second punch-list walkthrough, before the one-year workmanship warranty expires.

What Stretches a Rebuild Schedule

Most delays trace back to a small number of causes, and roughly half of them are avoidable.

Largely outside your control:

County review workloads across the fire area

Utility company coordination and service timing

Inspection scheduling

Regional labor and material demand from neighborhood-wide rebuilding

Largely within your control:

Incomplete permit submittals

Design revisions requested after drawings are finished

Selections made late, which stalls procurement

Scope changes during construction, the most expensive kind of delay there is

Somewhere in between: site conditions. Soils, drainage, and slope get discovered, not decided, which is why we'd rather find them during feasibility than during excavation.

How Coordinated Planning Can Support the Front End

Coordinated design and construction planning may allow some tasks to overlap and help identify scope, cost, and constructability questions earlier. It does not guarantee a shorter schedule.

In the traditional sequence, design finishes, then the drawings go out to bid, then a builder prices them, then you find out whether the house you designed fits your budget. If it doesn't, you go back to the architect. That loop can cost three or four months, and it happens after you thought you were done.

With one team, cost feedback arrives during design instead of after it. Constructability questions get answered while the drawing is still on the screen. Long-lead materials get identified early enough to order them on time. Permitting strategy gets built into the drawings rather than discovered at submittal.

Agency review and inspection timing remain outside the builder’s control. Early coordination can help reduce avoidable rework, but it cannot eliminate every delay.

Your Pre-Rebuild Checklist

Gathering these items before your first design meeting can make the conversation more productive.

☐ Gather property records, old surveys, and any original plans for the previous home
☐ Pull your full insurance policy, including declarations and endorsements
☐ Photograph and document what you have of the original house
☐ Confirm your lot's slope, drainage, and utility service status
☐ Decide whether you're recreating the original footprint or changing it, since this drives your review timeline
☐ Agree with your partner on your top three priorities
☐ Talk to a design-build team before you commission a full set of drawings

Frequently Asked Questions

How long does it take to rebuild a home in Altadena?

The ranges above are preliminary planning examples. Review design and engineering, permitting, construction, and closeout separately with the project team. A project-specific schedule depends on scope, site information, agency review, procurement, utilities, inspections, and funding; it is not a promised move-in date.

Why is county review taking so long after the Eaton Fire?

Review workload, required studies, project scope, and comment cycles can affect permitting. Confirm current review expectations with the relevant County departments. A complete submittal can support review but does not guarantee approval or timing.

Can I change the design while rebuilding?

Yes, and most homeowners do. Changes are inexpensive during design, moderately expensive before permit submittal, and genuinely costly once construction starts. The practical rule is to make every decision you can before the drawings go to the county.

Does design-build actually make it faster?

Coordination may help design, budgeting, and construction planning progress together and reduce some rework. It does not guarantee a faster project or change agency review requirements.

Is a hillside rebuild slower than a flat lot?

Usually, yes. Grading, drainage, soils reports, and retaining design all add engineering time before submittal, and they add review scope once you're there. Hillside work is a large share of what we build, and we'd rather set that expectation early.

When should I start if I want to be back in by a specific date?

Share your preferred date early so the team can assess feasibility and develop preliminary ranges for each phase. Keep housing arrangements flexible while scope, permits, procurement, utilities, inspections, and funding are confirmed. No move-in date can be promised at the planning stage.

Ready to Start Your Rebuild?

The Altadena homeowners who move more efficiently through the process aren't the ones who rush. They're the ones who front-load the decisions that county review and construction depend on.

Moūnte Studio handles design, engineering coordination, county submittal, and construction as one process, and we're doing it on multiple Altadena rebuilds right now.

Book a consultation to review your property, identify questions for the project team and permitting authority, and discuss preliminary timing for design, permitting, and construction.

Start with a clear next step

If you are planning an Eaton Fire rebuild, share the property address and whatever records or plans you currently have. Moūnte Studio can review the project stage, identify the information needed for a productive next conversation, and explain whether its team may be a fit.

The first number most Altadena homeowners see after the Eaton Fire is the one from their insurance company.

The first number most Altadena homeowners see after the Eaton Fire is the one from their insurance company. The number that actually determines what you can build is different, and it's worth understanding how it comes together before you start designing plans.

Quick answer

For a flat-lot custom home rebuild in Altadena, $1.25 million–$1.75 million is a preliminary planning range, not a quote or guaranteed price. The final figure depends on the home’s size, site and foundation conditions, design, finishes, code and utility work, and the difference between the carrier’s scope and the actual rebuild scope.

In this blog, we cover preliminary Altadena rebuild cost ranges, what our own completed rebuilds have run, why two homes the same size are priced differently, and how the insurance settlement gap forms.

Frequently Asked Questions Planning Your Next Step

Preliminary Altadena Rebuild Planning Ranges

For a flat-lot custom home rebuild in Altadena, $1.25 million–$1.75 million is a preliminary planning range, not a quote or guaranteed price.

Moūnte Studio designs and builds throughout Altadena, Pasadena, South Pasadena, San Marino, and La Cañada Flintridge, and we have multiple Altadena rebuilds in construction right now. The numbers below come from our own project cost database, benchmarked against those projects, not from national averages.

Also, the ranges cover design-build coordination, construction labor, materials, and project management. Architectural design, engineering, permit and utility fees, solar, pools, and landscape are priced separately or carried as allowances.

Planning Ranges and Project Benchmarks

The $1.1 million–$1.4 million benchmark discussed here relates to active projects. It should be treated as a preliminary comparison, not a completed final cost or a quote for another property.

Project benchmarks and early planning allowances serve different purposes. Actual costs depend on the approved scope, site conditions, selections, exclusions, allowances, and contract terms.

The $1.25 million to $1.75 million is a preliminary planning range. It runs higher at the top because most homeowners add footprint or upgrade selections somewhere between the first conversation and the final set of drawings.

What the Planning Range Assumes

The $1.25 million to $1.75 million range assumes a flat lot and a home roughly in the 1,900 to 2,200 square foot range at our Signature level of finish, which is where most rebuilds end up.

Larger footprints, hillside lots, and Estate-level finishes move above it. The per-square-foot breakdown in the next section lets you run the math against your own plan.

If Your Home Is Still Standing

Partial damage is a different financial question than total loss, and it deserves its own set of numbers.

A full interior renovation prices well below ground-up construction. If your house survived and you're deciding between repairing it and taking it down, that's a conversation worth having before you commit either way.

The Per-Square-Foot View

For preliminary planning only, a ground-up custom home rebuild in Altadena may be considered in a $550–$800-per-square-foot range, and where you land inside that range comes down to three levels of finish.

Essential, $550 to $650 per square foot.
Efficient layout, disciplined selections, standard site conditions. Semi-custom cabinetry throughout, engineered flooring, standard plumbing and lighting, vinyl or fiberglass windows.

Signature, $650 to $800 per square foot.
Custom cabinetry in the kitchen and baths, engineered hardwood and porcelain tile, upgraded fixtures, composite or clad windows, sliding or folding doors for indoor-outdoor connection, energy-efficient HVAC and tankless water heating.

Estate, above $800 per square foot.
Fully custom cabinetry, closets, and vanities, natural stone in premium patterns, aluminum-clad or steel windows and doors, designer fixtures, professional-grade appliances.

Run it against your own plan, and it gets concrete. A 2,000 square foot home spans roughly $1.1 million to $1.6 million across the three tiers. At 2,400 square feet, the same span runs about $1.3 million to $1.9 million. At 3,000, you're looking at $1.65 million and up.

Two things worth knowing about how these ranges behave. Smaller homes cost more per square foot, not less, because mobilization, utility coordination, and agency requirements don't shrink with the footprint.

The Seven Things That Affect Cost Most

Two Altadena homes with identical square footage can differ by hundreds of thousands of dollars. On a 2,000 square foot house, the spread between the lowest and highest finish level alone is about $500,000, and finish is only one of the following.

Your Lot:
A flat lot on a graded street is a different project than a hillside parcel with a driveway grade, retaining, and export. Hillside work can add substantially before you've framed a single wall.

Structural Complexity:
Long spans, cantilevers, tall walls, and open plans all pull steel and engineering into the budget.

Finish Selections:
This is the widest lever you personally control, and it's the difference between the Essential and Estate columns above.

Utility and Site Work:
New service, upgraded panels, sewer or septic conditions, and offsite improvements.

Code and Permitting:
You're rebuilding to current California standards, which means Title 24 energy compliance, seismic detailing, and wildfire-hardening requirements the original house was never held to.

Resilience Upgrades:
Class A roofing, ember-resistant venting, defensible space integration, solar with battery backup. Some of this is required now, and some is a choice, but it's become the baseline for rebuilds up here.

Indoor-Outdoor Scope:
Full-height sliders, covered terraces, and outdoor kitchens read as design decisions and price as construction.

Where the Insurance Settlement Gap Comes From

The settlement gap is the difference between what your insurance policy pays out and what it actually costs to rebuild your home today, and for many Altadena homeowners it's real and worth several hundred thousand dollars.

Why the Gap Opens Up

The gap is rarely one problem. It's usually three arriving at once.

Coverage limits set against older costs:
Your dwelling limit was likely calculated years ago, against replacement costs that no longer exist.

Code upgrade costs that outrun code upgrade coverage:
Rebuilding to current California standards costs more than replacing what was there, and ordinance or law coverage is frequently capped at a percentage of the dwelling limit.

Post-fire pressure on the whole system:
A wildfire that takes thousands of homes at once puts sustained strain on local labor, materials, and agency review capacity.

None of that means your project doesn't work. It means you want to know the size of the gap before you fall in love with a floor plan, not after.

Three Questions Worth Asking Your Adjuster

These three answers change what's realistic for your rebuild more than almost anything else on the page.

What does my extended replacement cost provision actually add? It's often expressed as a percentage above the dwelling limit, and the real dollar figure surprises people in both directions.

Is my ordinance or law coverage a separate limit, or is it drawn from the dwelling limit? This one decides whether code upgrades expand your budget or eat into it.

How long does my additional living expense coverage run? Your ALE clock and your construction schedule need to be looked at together, not separately.

How Homeowners Close the Gap

Most Altadena homeowners close a settlement gap one of three ways, and often with some combination of them.

We work with insurance proceeds on nearly every rebuild we have in construction right now. Where there's a shortfall, homeowners typically cover it with savings, with bridge financing, or by staging scope so the house is complete and livable at move-in with clearly defined later phases. That third option is the one people tend not to know about, and it's often the one that makes the project work.

Rebuilding the House You Wish You'd Had

Rebuilding is the rare chance to correct everything about a house that never quite worked, and most of the families we're building for are taking it.

What Homeowners Change Most

The changes that come up again and again in Altadena rebuilds are almost never about square footage. They're about how a house actually gets used.

The kitchen turns toward the yard. The island becomes where homework, dinner prep, and everyone's phone chargers end up.

The formal dining room disappears. That footage goes to space the family uses every day instead of four times a year.

Bedrooms move to catch morning light.

The primary suite finally gets a real bathroom.

A study with a door that closes. Anyone who spent the last few years working from a corner of the guest room already knows why this one matters.

Indoor-outdoor connection stops being an afterthought. Full-height sliders, a covered terrace, a kitchen that opens onto both.

Your Pre-Design Checklist

Work through these before you commit to a full set of drawings.

☐ Pull your full policy, including the declarations page and every endorsement
☐ Get written confirmation of your dwelling, extended replacement cost, ordinance or law, and ALE limits
☐ Confirm your lot's status: flat or sloped, grading and retaining conditions, utility service
☐ Set a realistic all-in budget that includes design, engineering, permits, and fees, not just construction
☐ Decide your square footage target before you decide your finish level
☐ Talk to a builder about cost while your plans are still changeable
☐ Agree with your spouse or partner on the top three priorities and the one thing you'd cut first

How Moūnte Prices an Altadena Rebuild

We price from a cost database built on our own Altadena and Pasadena projects, and we show homeowners the line items behind the number.

The question we hear most is some version of "how do I know your number is real." Our answer is that you get to watch it get built.

Paid feasibility comes first. We walk the property, review existing conditions, and produce a preliminary budget benchmarked against comparable local rebuilds.

The estimate is refined as drawings, site information, and selections develop. Any contract price depends on an agreed scope, exclusions, allowances, and written terms; preliminary ranges are not quotes.

You see the assumptions, not just the total.

Miguel Pedraza, our founder, is on every project weekly at minimum. Our project manager and site superintendent run the day-to-day, and updates reach you on a schedule instead of when you call and ask.

Frequently Asked Questions

How much does it cost to rebuild a house in Altadena after the Eaton Fire?

The $1.25 million–$1.75 million and $550–$800-per-square-foot figures are preliminary planning ranges subject to the assumptions and exclusions above. They are not quotes or guaranteed costs. Active-project benchmarks are comparisons rather than completed final prices. Hillside lots, larger homes, and premium finishes may require more.

Why does rebuilding cost more than my insurance payout?

Coverage limits were usually set against older replacement costs, and rebuilding to current California code costs more than replacing what was there. Post-fire demand on labor, materials, and permitting adds to it. The difference is the settlement gap, and knowing its size early is what lets you plan around it.

How long does an Altadena rebuild take?

Design and engineering, permitting, and construction need separate planning allowances. The 8–12-month construction example is preliminary after permits and start requirements are satisfied; it excludes design and permitting. Agency review, procurement, site conditions, utilities, inspections, funding, and changes may extend timing. No completion or move-in date is guaranteed.

Can I make the new house bigger or different from what burned?

Usually yes, within current zoning and code, and most homeowners change something. Reconfiguring the plan, adding square footage, or adding an ADU are all common. Each affects both cost and review timeline, which is why it's worth pricing early.

Do I need an architect before I talk to a builder?

No, and there's a good argument for the reverse. Bringing a builder in during early design means cost feedback while the plan is still flexible. We work with outside architects and collaborate with one you've already hired.

Does a hillside lot really cost that much more?

Yes. Access, grading, retaining, foundation design, and soil export all scale with slope, and those costs land before any of the house you can see. Hillside building is a large share of what we do, and we'd rather price it honestly at the start than discover it midway.

Planning Your Next Step

The most useful thing you can do right now is get a real number in front of you, because almost every other decision about your rebuild follows from it.

Our 2026 Design-Build Cost Guide discusses preliminary planning investment ranges for custom homes, whole home remodels, additions, and ADUs across Altadena and greater Pasadena, with the finish levels that sit behind each tier.

When you're ready to talk it through, reach out to us and we'll walk your property with you and tell you what we see.

Every custom home in Northeast Los Angeles begins with the land, and so does every budget. Understanding your site early is what turns the rest of the project into a series of choices rather than a series of surprises.

Every custom home in Northeast Los Angeles begins with the land, and so does every budget. Understanding your site early is what turns the rest of the project into a series of choices rather than a series of surprises.

Quick answer

The $550–$800+-per-square-foot figures below are preliminary planning ranges for a custom home in Northeast Los Angeles, not quotes or guaranteed prices. The final budget depends on the lot, foundation and access requirements, home size, design complexity, finish level, and how early key selections are made.

In this blog, we break that budget into its parts: preliminary per-square-foot planning ranges in Northeast LA, what each tier includes, why hillside lots price differently than flat ones, and the line items that sit outside a construction number.

   Frequently Asked Questions

What a Custom Home Costs in Northeast Los Angeles

For preliminary planning, the examples below use $550–$800+ per square foot across three finish tiers. Actual costs may fall outside these ranges. Here's an overview of the cost tiers and a preview of what could be included at that level:

The Essential Custom Home ($550 - $650 per square foot)

Semi-custom cabinetry

Quartz countertops

Luxury vinyl plank flooring

The Signature Custom Home ($650 - $800 per square foot)

Custom cabinetry

Energy-efficient systems

Engineered hardwood flooring

The Estate Custom Home ($800+ per square foot)

     Fully-custom cabinetry, closets, and vanities

     Wide-plank hardwood flooring

     Smart home integration

At 2,800 square feet, that's roughly $1.5 million to $2.2 million across the tiers. At 4,000, you're looking at $2.2 million and up.

What Each Tier Assumes

The tier you land in is decided less by taste than by three things: your lot, your layout, and how early you lock selections.

Essential:
An efficient layout, standard site conditions, disciplined finish choices, and limited utility or agency complexity. Semi-custom cabinetry, engineered flooring, vinyl or fiberglass windows.

Signature:
Custom cabinetry in the kitchen and baths, hardwood and porcelain, clad windows, sliding or folding glass for indoor-outdoor connection, energy-efficient HVAC and tankless water heating.

Estate:
Fully custom cabinetry and closets, natural stone in premium patterns, steel or aluminum-clad glazing, designer fixtures, professional-grade appliances.

Why Smaller Homes Cost More Per Square Foot

A 2,000 square foot home costs more per square foot than a 4,000 square foot home, which catches people off guard on smaller infill lots.

Mobilization, utility coordination, permitting, and agency requirements don't shrink with the footprint. Neither does a kitchen. The expensive rooms in a house are the kitchen and the bathrooms, and a smaller home spreads those across fewer square feet. If you're building compact on a tight NELA lot, budget on the higher end of your tier rather than the lower.

The Five Things That Move Your Number

Two homes of identical size on the same street can differ by several hundred thousand dollars.

Lot conditions. A flat, graded lot with street-front utilities is the cheapest ground you can build on. Slope introduces grading, caissons, retaining walls, and drainage before you frame anything.

Architectural complexity. Large glass spans, cantilevers, tall walls, and dramatic rooflines pull in steel and engineering. The clean modern lines people want are structurally harder than they look.

Material selections. The widest lever you personally control, and the whole distance between Essential and Estate.

Building systems. High-performance HVAC, solar with battery backup, smart home infrastructure, EV charging. Most of this pays back over time, and all of it costs now.

Site access. Narrow streets, no staging area, and a driveway a concrete truck can't reach are common across Northeast LA hillsides. Restricted access shows up as labor hours and schedule, not as a line item you can see.

Hillside vs Flat Lot: How It Affects Cost

Hillside lots in Northeast Los Angeles buy you views and architectural freedom, and they cost meaningfully more to build on than level ground.

What Hillside Work Adds

The added cost is almost entirely below and behind the finished house.

Geotechnical investigation. Soils and geology reports, required before design can be finalized.

Foundation engineering beyond a standard slab. Caissons, grade beams, or stepped foundations depending on slope and soil.

Retaining walls. Often structural, often engineered individually, sometimes multiple.

Drainage systems. Managing water on a slope is a design problem, not a detail.

Excavation and export. Cut and fill, plus hauling soil off a site with limited access.

Utility coordination. Longer runs, harder trenching, more agency involvement.

Fire hardening. Much of NELA's hillside terrain sits in a Very High Fire Hazard Severity Zone, which brings Class A roofing, ember-resistant venting, and defensible space into the scope as requirements rather than upgrades.

Hillside projects in the City of LA also fall under the Baseline Hillside Ordinance, which governs height, grading quantities, and floor area on sloped lots. It shapes what you're allowed to build before it shapes what it costs, which is why we look at it during feasibility and not after someone's fallen in love with a design.

What's Inside the Number and What Isn't

The per-square-foot ranges above cover design-build coordination, construction labor, construction materials, and project management. Several significant costs sit outside them.

Priced separately or carried as allowances:

Architectural design and structural engineering

Permit fees and utility company charges

Grading, unusual civil work, and offsite improvements

Solar, pools, and landscape

Appliances and specialty systems

Major hidden conditions discovered during construction

This is the distinction that trips people up most. When a builder quotes you $650 per square foot, ask what side of that line design and engineering fall on. On our projects, they're separate, and we tell you that at the first conversation rather than the first invoice.

The Line Item Homeowners Forget

If you don't already own your lot, land is likely the largest single number in your project, and it belongs in your budget before construction does.

Northeast LA land pricing swings enormously with slope, buildable area, access, and entitlement status.

An inexpensive hillside lot with a hard access problem and a geology issue can end up costing more than a higher-priced flat one. We'll look at a parcel with you before you buy it, because the feasibility question is genuinely answerable in advance and it's much cheaper to answer then.

How Moūnte Studio Builds a Custom Home Budget

We price from a cost database built on our own completed and in-progress projects, and we show homeowners the line items and assumptions behind the number.

The question we hear most is some version of "how do I know your number is real." Our answer is that you get to see how it was built.

Paid feasibility comes before design:
We walk the property, review slope, soils, access, and utilities, and produce a preliminary budget benchmarked against comparable local work.

The number tightens as drawings develop:
Estimates are refined as construction documents, site information, and selections develop. Any contract price depends on agreed scope, exclusions, allowances, and written terms; preliminary ranges are not quotes.

Cost feedback arrives during design, not after bidding:
You learn what the cantilever costs the week you're considering it.

Hillside building is a large share of what we do, which is the main reason we review the assumptions behind early ranges on sloped lots. Miguel Pedraza, our founder, is on every project weekly at minimum.

Your Pre-Design Budget Checklist

Work through these before you commission a full set of drawings.

☐ Confirm whether you own the lot, and if not, get feasibility on it before you close
☐ Get a geotechnical opinion early if there's any slope at all
☐ Confirm buildable area, height limits, and grading allowances for your parcel
☐ Budget design and engineering as separate line items from construction
☐ Set your square footage target before you set your finish level
☐ Check whether your parcel sits in a Very High Fire Hazard Severity Zone
☐ Decide your top three priorities and the first thing you'd cut

Frequently Asked Questions

How much does it cost to build a custom home in Northeast Los Angeles?

The $550–$800+-per-square-foot figures are preliminary planning ranges, subject to finish level, scope, site conditions, and exclusions. They are not quotes or guaranteed prices. Architectural design, engineering, permits, and land are budgeted separately.

Why do hillside homes cost more to build?

The extra cost sits in geotechnical work, foundation engineering, retaining walls, drainage, excavation and soil export, and harder site access. Fire-hardening requirements apply on much of NELA's hillside terrain as well. Most of it is spent before any part of the finished house is visible.

Is Essential-tier pricing realistic on a hillside lot?

Usually not. Essential assumes standard site conditions, and slope isn't one. On hillside projects, we'd plan from Signature up and treat anything lower as optimistic.

Should I buy the lot before I talk to a builder?

Talk to a builder first if you can. Slope, soils, access, and buildable area determine what a parcel will actually support, and a feasibility review before you close is far cheaper than discovering a problem after.

Is building cheaper than buying an existing home in Northeast LA?

Rarely cheaper, often better value. You control layout, performance, and how the house works for your life, and you're not paying to undo someone else's decisions. Homeowners who build usually do it because nothing on the market does what they need.

When should I bring a builder in?

Before architectural plans are finished, ideally before they start. Early collaboration means budget, design, and constructability get evaluated together, which is what prevents the redesign loop after bidding.

Start Planning Your Custom Home

The homeowners who end up happiest with their number are the ones who got it before the drawings were finished, not after.

Moūnte Studio builds custom homes on some of the more demanding lots in Northeast Los Angeles and the surrounding foothills. Schedule a consultation, and we'll tell you what we see: what the slope means, what the ordinance allows, and what it's likely to cost to build there.
